Don't do it. Deal with an installer directly.

You can also ask the old people forum on NextDoor for local recommendations.

 

check reviews, regardless. I’m cheap but careful. Don’t want a shit installation that ruins the floor or causes other damage and expenses. 

 

He seemed knowledgeable and professional, as well as timely. Told me if it were him, he'd replace it. Unit is from circa 2007 and parts are going to get harder and harder to come by. Still going to quote me final price for parts to do due diligence. Much better experience with this guy than the guy doing my stove, who "cussed out the supplier that keeps lying to him about parts" which like...c'mon dude. I just want a straight answer.

 

And to clarify, I know that parts are hard to come by. I work for a beer importer and supply chain is shit for everyone. But he's told me they've shipped it to him three separate times. Either get a tracking number and share it with me, or stop saying they shipped it. I get it's more expensive elsewhere, but at this point I rather pay an extra $80 in parts than wait two more months for these parts to come in stock so he can save a buck.

Did a little research and apparently Whirlpool is the one who actually delivers and installs their own products, and BJs is just the marketplace to connect buyer and seller in this instance. Still finalizing research and gonna ask my guy if they do installation once he gets back on the final price quote. Most of these units aren't available until March anyway...

Question; does home owners insurance always come inspect a house after it’s been purchased?

 

everyone I’ve asked so far has said theirs hasn’t. But mine just came and inspected my house and give me a whole laundry list of shit I have to get done in the next two weeks otherwise they’ll cancel my policy. List including knocking down a garage which will cost me close to $10,000(had two quotes in the $8k range and up so far), cutting down branches on multiple trees around the property and some other small things.

That did not happen with me whatsoever, and I bought in December. What state/insurance? I'm in NY, and went with Travelers.

I’m in Long Island. Went through a insurance broker and ended up with ocean harbor casualty. 
 

no I’m debating if I should just change my company… or if I even can

You can change your insurance company anytime, I just changed mine to Travelers... They emailed me saying they were coming to do an inspection, but it's just the exterior.

 

You have to assume that they are not going to insure you if there are hazards on your property, if your garage is in disrepair and a liability they are not going to give you insurance for it in case it falls in someone's head.

I did t have a home inspection nor did anyone come inspect my house. I went through geico. I believe they might have taken pictures outside the house but they never told me they did nor did anyone set foot inside.

Yes that’s basically what it was. Garage is outside so they saw it. It definitely needs work and is fixable with a lot of work but no one goes in there (back of the property). Okay so sounds like generally they also came to look at the house. I’m guessing if I change I’ll have this problem anywhere.

Just got a letter from Farmer's saying they need to come inspect. 👀

We just changed insurance companies and they came to the house to inspect the burner, breaker box, and took pictures around the exterior.  Nothing interior(other than burner/breakers).  I remember having it done when we bought the house as well back in 2013 or 2014.

Learned my lesson on an expensive mistake in my first two days in the house. Do your research. Stove igniter was broken during the final walkthrough, constantly clicking. Have a repair guy come in the next day, and immediately order the parts. "Well, I guess I have to get it fixed right?" Wrong! The unit is from 2007 and as expected with global supply chain woes, getting parts is a bitch. So despite it being a high end unit, it isn't worth repairing. $800 repair on a 2007 stove, or a $1000 replacement.

 

Parts ordered December 8th, repair guy keeps stringing me along saying they shipped, they'll be here end of the week. Four separate times he says they're coming the end of each week. Finally last week I said what the hell is going on? 45 days later and he's waiting for inventory status from other vendors since his first one can't pull through, I pull the plug. I end up paying the full price for the service call ($165, already a ripoff), plus a 20% restock fee on the part he had in hand (This one is fine-ish). So I basically spent $260 to wait 45 days so that I can order a new stove.

 

The guys doing my dishwasher told me straight up the parts would cost about as much as a new unit and even reco'd to get a new one. They also only charged me 2/3rds of the $100 service call, and were going to charge the rest only if I got the repair done. Needless to say, I know who my appliance guy is going to be in the future.

Same here. I got Geico thru their app that i have for car insurance. They never came to inspect. But im expecting them to come once the pandemic is over

I bought m6 house well before the pandemic. They very well might have driven by but I have no idea officially.

It's all good, it was a good learning experience on repairs. The sellers are covering the cost of a new stove, so that's not an issue either. Just the timing of it all and how long it's taking. Stove works, just need to have that one burner on so the starter doesn't tick. Waste of gas

Just got a quote for a humidifier to be integrated into our forced air heat. It's so dry in my basement, I shock my keyboard or computer as soon as I sit down. If it were a meh PC or keyboard I'd be okay with it, but it's enthusiast-level stuff and a small room humidifier just isn't doing the trick. Anybody add an integrated system, and how has it turned out for you?

Had it when bought the house. Seems to do the job

Worked out well, we didn't opt for one that has a thermometer on the exterior to match the internal humidity to the external temperature, so I have to monitor that myself and adjust it manually.

 

But it definitely is noticeable that you will sleep better/breathe easier, your floors will creak less, your furniture won't crack etc.

 

Next up, water softener.

It took me 3 months to by pass my water softener because I'm too lazy to hump salt down stairs lol
