  1. Long Island? I get that. My property is in Saugerties which is just above Kingston. It is currently 'open space' among several subdivisions and apartment complexes.
  2. C'mon BLUE, you're better than this. Well, maybe not.
  3. When people say ?pitchers? when talking about pictures. When I hear that ?it?s a doggie-dog world.? (WTF?) Sports radio announcers who call experienced players ?vet-rins.? Just about everyone I?m following when I?m in the left lane. When a well-endowed woman sits behind home plate during NLCS Game 6 with her ample ?floaties? on display for all to see but my TV isn?t 3D.
  4. New venture partnered with my youngest son: @safRide_Travel
  5. With the combined Lotteries now we?ll over $1Billion - I?m quitting my job today because I?m delusional that I?ll win. (Same thought process behind my belief that our NYR team will win the Cup every year.)
  6. NIMBY (Not In My Backyard) is alive and well in too many places. One parcel we brought to a public scoping session that was going to become a ?Active 55? community was criticized by neighbors ? ?I love looking at the woods and that will be cut down.? ?I don?t want the traffic.? ?There will be too much light at night.? Every imaginable negative. Here?s the deal though. I pay about $8,000 every year in taxes on this vacant land. We contribute no burden to the schools and wouldn?t have with the 55 age restriction. It?s ok that I continue to pay for someone else?s ?view of nature? but I shouldn?t be able to develop? Land was always zoned for development.
  7. I?ve been studying Net Zero home design the past few years through http://www.nesea.org with the idea of building tiny homes in a small subdivision. The land I purchased in two towns doesn?t allow for that so we?re going to pivot towards doing affordable apartments. I?m going to find better property to reach my goal of building $99,000 homes that are about 750 sqft. I know where there are hundreds of buildable lots but I?m not ready to approach those sellers just yet. I need to perfect the structure design and modular systems first on a small test project. My #1 goal is to design stand alone shelter for the homeless. My work as a foreclosure Auctioneer brings me face to face with poverty daily. And then I see people below that level - the homeless. I know we can do better. My next realm of study will be to create ?pods? that can easily replace the cardboard boxes people are using now. They will be mass produced and dropped off by municipalities where their homeless congregate now. Under bridges, ?around the bend? and ?just beyond view.? I spot them constantly. This will be a huge undertaking but will be my ?retirement mission.? I started out looking at groups to work with like Big Brother or Library literacy programs but housing is not being addressed and is an even bigger issue. We have not met this challenge with individual living space as a solution. I?ve worked shelters and they can be good but there are challenges there too. Heck, my concept will have detractors too but it will be an effective tool of a many pronged approach. The aging population is nothing we are prepared to see - large numbers of aged people living in the streets. If you know someone who wants to work in this area, part-time at first, I?m going to begin putting together a team with expertise in Finance, Grant Writing, Architecture, Engineering, Government Relations, Municipal Law, Logistics/Trucking, Patent Law, etc. Plenty of moving parts. I?m also looking to become profitable and be an employee-owned company with additional rewards for those pitching in at the start. The venture has to create jobs at the same time and earnestly employ the people we are looking to help. Help through work. Everything I?ve read points to the honor and pride people feel from working and creating their own value. Thanks for reading.
  8. At 59, nobody is going to want to see me suit up although that?s been a life?s dream. Next time through I would hope to have the talent for NHL or F-1. Next? Give me the tix. I?m ready to become a rink rat at MSG. My son and I have joked about hitting Powerball then buying 2 suite tix at MSG then turn them into our own apartments and live in the building. Yeah, we can be out there sometimes. LOL
  9. Kinda wish the season started and ended with that first play. :slats:
  10. Willy Wonka - both versions are great but Gene Wilder gets the nod for the classic.
  11. Phil and the rest of the behind-the-scenes people who make this place happen, make it run and make it a warm place to visit whenever any of us stop by to say "Hi!" -- I offer my sincere and heart-felt 'Thank you' for all of your time, talent and treasure. Your efforts have not gone unnoticed. We are a different lot, us. We root for a sport still struggling for national recognition. At times, even us diehards wonder why we're on this road together, why we continue to put unending hope above all manner of rational thought and root for an organization, a team, that literally disintegrated before our eyes bringing us much pain this season. I'm certain that many of us share the common bond of significant others and spouses who will never understand our need to say that we bleed blue. And yet we're here. If it were not for Phil, and the Mods, the rest of us wouldn't have this playground to romp. Thanks again for leaving the gate wide-open for us to play. LGR!
  12. Raising that young lad the right way - BTW, where is the beer in this thread?
  13. SOMEBODY HUGE better get capped next week or I'm gonna' scream!
  14. Going to miss the broadcast crew...Diffey, Hobbs and Machett were great together and taught me so much. Will Buxton was super entertaining on the grid and his insights were always enlightening and entertaining. Really hoping that ESPN doesn't screw this up next season especially after reading that they let 150 go yesterday. Geez this doesn't bode well.
  15. Yeah, that should be a fun read from a real nut. His outlook or rather his view of life is intriguing. I?ll read it.
  16. I think he meant to say ?un- funded? legal issues as in ?I?m broke!?
  17. Arena resigned - not surprisingly. To the point above about ?going abroad? to grow, I get that. But come back once you?ve peaked? I?m glad MSL has agreed internally to not do that anymore. I enjoyed watching Henry and Cahill but that?s not the way to grow your sport. Initially, yes, but not long term. MLS is going to begin putting $$$ into younger players and bring guys over on loan who are younger too. Those ideas will grow the competition level and grow the talent in the league. Just hope I live long enough to see it mature here.
