  3. Wait for the eviction crisis to play out. Inventory should increase as people sell their homes rather than lose them to the bank or for foreclosures to become a more lucrative option for the investment crowd. Don't expect pre-pandemic pricing, but I could see a 10% softening.

  8. As of right now, yes. Tapatalk requires additional support on our end, and given how much better the mobile experience is in browser now, at the least it won't be a priority in the face of all the other work still to do.

Upon another suggestion regarding hockey-politics balance, we're announcing a new measure, starting now, that will apply exclusively to the Politics, Religion, Philosophy & News sub-forum — the Card Punch Rule. All of our prior rules still stand. We still ask that you take debates/discussions seriously, argue earnestly, avoid hyper-partisanship, and do your best to always engage in good faith. We still ask that you properly source/link information, especially in an OP, or when asked to for verification by another user. We still ask that you avoid hyper-partisan media outlets and try only linking to mainstream/trustworthy organizations with minimal biases. Trolling, snide remarks, and divisive partisanship will still result in immediate infractions and/or thread bans. In the event that a user is determined to have repeatedly violate these terms, we're reserving the right punch your card — to remove your ability to view or reply in this sub-forum at all as both a punitive measure and one to spare the rest of the forum's compliant users from having to deal with disrespectful users. This feature would, ideally, rarely need to be enacted, but in specific cases in which the Staff comes to a majority consensus, users can and will have their permissions to view and participate in this sub-forum permanently revoked. There is no mathematical formula we will be using to determine when the line is crossed. We'll know it when we see it, but suffice it to say, if you're racking up infractions and disciplinary warnings for your conduct in that sub-forum, you're on thin ice and at risk of having your wings clipped. Further to this, the list of users who've had their cards punched will not be made public or announced. Again, take heed of Staff warnings. If you don't, and your card is eventually punched as a result, do not cause a massive fuss. Especially publicly. Any attempt to martyr yourself won't be silenced, but granted, and you will be infracted for doing so or banned entirely depending on the severity of your outburst. This will be at the Staff's discretion. The good news is, this new feature will allow for a user who's political card gets punched to still be able to participate in any other forums, maintaining their account for what should be their primary purpose here to begin with — hockey. I am also willing to accept "opt out" requests for anyone who wishes not to see political topics at all. This would be a one-time offer, however, not a revolving door, so if you "opt out" consider the request permanent once applied. If you have an earnest question about this, please ask it here.   12. This. It's not uncommon for a defenseman to take until 23 to enter the league. In fact, it's probably more the norm outside of the first round. There were 21 rookie defensemen this season who played more than 30 games. Only 7 of them were under 23. One played for St. Louis (Jake McCabe, 44th overall, 22 years old). The other 6 played for Carolina (3), Buffalo (1), Edmonton (1) and Colorado (1). I think it's a balance. To really restock the system, it's going to take a careful balance. A lot depends on the organization's short term outlook. If they're going to retool and keep retooling, we need picks with shorter development cycles to feed into that. If we are really going to go for more of a rebuild, even if it's going to be a quieter one like we did from 2005+, longer term prospects with higher upside is probably OK.
  13. Ah yeah. That's fair. One of the big difficulties Game of Thrones often suffers with is the passage of time. We never know whether an hour, day, week or month has passed from one scene to the next. Someone sets sail and then a cut scene later they're arriving at the far side of the map. If she's clutching needle and then meandering the city without a care in the world a day later, that's poor writing. If weeks were supposed to pass, that's a different story.
  14. Got you. I don't give too much credence to those "right hand" theories. I'm right handed, but use my left hand for plenty of stuff. I hold my phone almost exclusively in my left hand, for instance. So tossing the sack of coins on the table with her "weak" hand is something I would do myself. Taking the sack with her right hand made sense because of the side of the table she was on. As far as where she grabs her wounds, she's kind of fallen down on her left side, so she was using that arm to sort of prop herself up. As to her demeanor, she is happy for the first time in a long time. The deaths of her family have had time to fade some and she's very much accomplished what she set out to do by going to Braavos. Plus she was miserable being trained and didn't like the idea of being an assassin, so having that behind her has to be a relief. Maybe that's why she let her guard down. She doesn't know that the Waif is out to kill her at this point, does she?
  15. Not sure I agree with all of this. The hints and clues I saw indicated that this was exactly how her arch would progress. She wasn't trying to become a Faceless Man to forget her past and become a servant of the Many Faced God. She was there to train so she could complete her kill list. The chase scene was cliche, I'll give you that, with the Waif pausing for dramatic effect a few times. Arya using the darkness to her advantage was kind of expected, but also proper in my opinion. It was the only advantage she had. As to her being able to run/jump/fall with the abdomen wound, if she was hit in any vital organs she'd have bled out within an hour, so you have to assume that these were somewhat superficial wounds. Most of the training we saw Arya go through was her getting up after getting her ass kicked. So that part didn't bother me either. Jaqen letting her go? That's the one area I'm not sure about. Perhaps someone on her list is on someone elses' list as well, so Jaqen sees letting her go as a way to serve the Many Faced God. I don't really like the "grudging respect" thing. "No One" wouldn't be swayed by something like respect. Unless he's really Syrio Forel.
  16. She's found guilty, sentenced to 100,000,000 Hail Marys. The Faith Militant backed by the King's Guard are coming forward to seize her. The Mountain steps in front of her, but even he isn't going to stop her imprisonment. Qyburn, pulls her towards a hidden passageway and says something like, "you can't help Tommen from the Dungeons of the Red Keep".
  17. If she ends up having to flee King's Landing, she and the Mountain could run into the Brotherhood.
  18. The High-Sparrow planted the seed in Tommen for sure, but I don't think he makes the leap without Margaery going along with it. The High Sparrow allows Tommen to see Margaery only after Margaery has started to accept the faith. And I doubt the High-Sparrow could keep a hold on Tommen if Margaery turned away from the Seven. Right now, her Sparrow connection protects Margaery from the Cersei, so I imagine it will continue until that threat is neutralized in some way.
